Oak Hill Estates Homeowners Association November 12, 2024 Annual Meeting Minutes

 

Called to Order:

The meeting was called to order by President, Joe Kohler at 7:11PM. There were 17 lots represented, 58%.
 

Review Minutes of Previous Meeting:

The minutes of the previous Annual Meeting (October, 2023) were emailed to all homeowners with the meeting invitation.  Marc Blanton read the notes from the 2023 meeting.  

 

Treasurer’s Report:

Treasurer Bill Demuth reviewed the 2024 financial statements and the 2025 forecast.  His forecast shows OHE’s ending bank statement dropping by $15 total in 2025.  

  1.  Lot fee to stay $ 150 for 2025 
  2.    Since the social event did not happen in 2024, this money will be used in 2025 for the social event

After discussion, a motion was made, seconded, and passed to accept the proposed budget as presented.  

 

General Discussion:

  1. Paypal fees for dues payments.  Residents are welcome to continue to use paypal to pay their HOA dues but there will be a surcharge of roughly $5.73 per lot if you choose to pay this way.   Alternatively, checks can be mailed to Bill Demuth’s house, dropped in his mailbox, or he will come pick them up if you call/text him.
  2. We discussed possible turning off the street lights to save about 50% of our HOA dues.  It was decided to keep them on for safety reasons in 2025.  
  3. Discussion of front maintenance.  We had a discussion about members cutting the grass and trimming bushes for a reduction in their dues.  Due to liability issues by homeowners and the HOA it was decided to stay with the contracted lawn maintenance company for 2025.
  4. The entrance sign in Mike Grazioso’s yard is cracked down the middle.  Several neighbors will caulk the crack to hopefully prevent further damage.
  5. Stop sign at entrance.  Several neighbors will attempt to secure the stop sign.
  6. Discussion about the vacant land below the neighborhood.  There has been recent activity on the property, and it has been reported that surveyors were out there recently.  We don’t know anything beyond that.
